OUR SERVICES FOR SOCIETY REPAIR WORKS AS A PROJECT MANAGEMENT CONSULTANT
Internal and external inspection of the building including. “Structural Audit”.
Submission of detail report giving quantitative and qualitative analysis of observed
defects for R.C.C damages, monsoon and internal leakages, plaster damages, etc,
their solution with estimates or recommendations/ advice.
Preparation of Tender Document with various terms, condition technical
specifications, bill of quantities and well-defined nature of work to bind the contractor
and also to control the quality and cost of the project. The tender document reduces
the chances of any extra items likely to come during the progress of work. It also
avoids any kind of misunderstanding/ argument during the course of project and
facilitates timely completion of the project, ensuring high standards of quality of the
finished work.
Tender floating and Selection of Contractor. After preparation of tender
document, prior consultation with and approval of client, the enquiry is floated and
the tender is given to the technically and financially sound contractors. After opening
of tenders in presence of committee members, a detail study of each tender is done
from technical and commercial angle and a bid comparison reports is prepared with
consultant’s recommendation along with short- listing or qualified contractors. After
joint interview with short listed contractors, with respect to the terms and condition of
negotiation chart, one mutually acceptable contractor is finally selected to carry out
the proposed repair work.
Preparation of work order in conformity with the negotiated terms and condition,
detail bill of quantity, balanced rates with final amount of contract. Framing and
Incorporating in it works Contract Agreement and Service Guarantee Agreement.
Project Planning. Contractor is asked to prepare a detail work schedule
including cash flow and bar chart with consultant’s assistance.
Site supervision. Monitoring daily the on-going repair activities through effective
site supervision. Maintaining day to day reports, actual material consumption records,
and measurements entries in a prescribed format with plotting of hidden
measurements, etc to eliminate any chances of manipulation.
Quality control. A regular visit of one of the senior person is
arranged on weekly basis to have full control on site activities, like surface
preparations, permission, verification of measurement, etc. After removal
of plaster seeing the actual extent of damage, if required, necessary
instructions specification shall be issued to the contractor, to have right
kind of repair for its proven efficiency. Maximum emphasize is given on
surface preparation work prior to plastering and R.C.C. repair work.
Verifying contractor’s bill and issuing Payment Advice
Certificate. The contractor’s running bill will be approved by consultant’s
office and payment advice will be issued for releasing of the payment to
the client. Recommending prompt payment, which ensures timely
completion of the project.
Service Guarantee Agreement. Depending upon grade of repair
as selected by the client in the beginning of the repair project the
consultant get the service guarantee agreement signed by the contractor
for the specified periods verifying from 5 to 10 years.
Salient features of Service Guarantee is that during Guarantee period of
5-10 years. We the consultants take full responsibility for its
implementation both Technically, Commercially and also legally subject to
certain conditions, which are to mutually discussed and accepted prior to
finalization of the agreements.
Issuing Completion and Structural Stability Certificate (
depending upon grade of repairs)
Legal Assistance (available in case of service Guarantee
Agreement, Conditions apply). In case of not getting proper services from
the contractor during the service guarantee period, the company’s legal
department takes care of all legal implication of the project concerning
with the contractor and the client is totally relieved from any kind of legal
hassle.
